Step 1: Pick Your Lot You’re welcome to visit anytime. No appointment needed — walk the land, take in the surroundings, and picture your future there.

Step 2: Sign the Agreement We’ll send you an Agreement to Purchase and Sell (APS). It outlines the price, deposit, deadlines, and conditions. Once signed, it formalizes the transaction.

Step 3: Close With a Notary In Québec, most real estate transactions are closed by a notary who represents both buyer and seller. We work exclusively with Me Dominique Bloies, who knows our projects inside and out and offers competitive fees. This shared legal representation streamlines the process and keeps costs low.

Step 4: Finalize and Pay Once all conditions are met, we move to closing. Expect these additional costs:

Our properties are located in bilingual (mostly Anglophone) communities in the southeastern portion of the Ottawa Valley — the Québec side of the Ottawa Valley, to be exact.

Most lots are 1 hour to 1 hour 15 minutes from Ottawa, making them ideal for weekend getaways, future builds, or long-term investment.

Green Zone (Agricultural): Highly restricted. Difficult to build. Not suitable for residential use.
White Zone (Residential): Flexible. You can build, sever, and use the land for residential or light commercial purposes.

Before buying, we recommend contacting the local municipality. They’re helpful and responsive. We’re also happy to assist with preliminary approvals.

Yes, the building lots have been officially surveyed and assigned new cadastre numbers, which are required for any legal sale through a notary. However, please note that the lots have not been physically staked — there are no corner pins on-site — as lot boundaries are now established and recorded virtually through the cadastre system.

Possibly. If your proposed dwelling is located well within the interior of the lot — away from property boundaries, waterbodies, roads, and other regulated setback zones — the Municipality may not require a formal surveyor’s plan. However, if the construction is close to any of these boundaries or encroaches on setback areas, a certified survey will likely be necessary to meet municipal requirements and avoid complications.

💸 The cost for a professional surveyor’s plan is typically around $2,000, depending on the complexity of the site.
