FAQ

  1. Pick your lot PLEASE FEEL FREE TO VISIT THE LOTS AT ANY TIME

  2. Sign an Agreement to Purchase and Sell (APS) with us. (Templates available upon request from Dreamy Estates). Review the APS and complete the required sections. This contract includes all the key terms (price, deposit, deadlines and conditions, etc.) and ties both parties to execute the proposed transaction. Note: All transactions with Dreamy Estates will be completed with the Notary Me Dominique Bloies. In Québec, the notary works for both parties. Me Bloies is familiar with all our organisation’s projects, which facilitates the transaction and allows this firm to offer our buyers competitive notary fees.

  3. During the pre closing period all conditions are to be met and cleared. Once both parties are ready to proceed closing will take place. Beyond the agreed purchase price additional fees that buyers may incur:

    • QST & GST – all transactions with Land Return are taxable. All sales to individuals will be taxable. If the buyer is a corporation that is registered with the Business Registry of Quebec the taxes can be waived.

    • Closing Fees (Total $1600): Notary Fees estimated at $1,000 plus disbursements of $400 to $600

    • The lots have not been staked and no official survey will be provided. If a building permit is requested from the Municipality, depending on the location of the proposed building (proximity to lot limits, water bodies or roads) a survey may be required

  4. Shortly after the closing of the transaction, the municipality of Alleyn and Cawood will be sending you a welcome letter with the amount owing for the land transfer taxes. Like other provinces in Canada, the land transfer tax is based on a percentage of either the municipal assessment value or the purchase price. In Quebec, the percentage applied ranges from 0.5% to 1.0%. The land transfer tax is payable only once. After that you will receive yearly property tax statements from Alleyn and Cawood as well as the local school taxes. These amounts are dependent on the value of the property on the property assessment roll. Typical property and school taxes will run you another 0.5% to 1.0% of the purchase price each year.

Every situation is different but usually a prerequisite to obtaining our in-house financing is having at least 50% of the asking price as a down payment.

The municipality of Alleyn-et-Cawood is in the province of Quebec about one hour northwest of Ottawa. The Municipality covers 325.3 km2, approximately 50% of this is Crown land (area that is owned by the Government and accessible to the public). Most of the permanent residents, approximately 200, live right in the Village of Danford Lake, along Highway 301 or the Kazabazua River. About 3/4 of the permanent residents are Anglophone, which awards the Municipality the official bilingual status. Residents are proud of their small community and are highly active in the organisation of leisure activities and events throughout the year. A true holiday resort, cottagers triple the municipality’s population during the Summer months.

In Quebec, the Act for the Protection of Agricultural Activities was established with the goal of protecting and preserving Quebec’s farmland. Thus, about 4% of Québec’s land area is part of the agricultural (Green) zone and these properties are subject to numerous restrictions, unlike other properties located in what is commonly called the “White zone”. Properties within the Green Zone are subject to a highly protectionist regime, preventing their fragmentation as well as their use for purposes other than agriculture. It is also extremely complicated to build on Green zoned properties. In contrast, properties within the white zone can be fragmented (severed into smaller lots) and you can easily build a home. Dreamy Estates only sells properties located within the White Zone.

It depends. Standard residential construction projects and small low impact commercial use is allowed. However before proceeding to purchasing your property, it is important that you connect with the local municipality of Alleyn and Cawood (Contact us | Municipality of Alleyn and Cawood (alleyn-cawood.ca)). What is Allowed? Here are a few examples:

  • Build a single family home, cabin or camp. Dwelling must be built a min of 8 meters from the road and 50 feet from the highwater mark of all water bodies.

  • Park your RV year-round – yearly permit required from Municipality and some grey water treatment requirements to be fulfilled.

  • Severance of your lot into multiple lots – min size 1 acre with min 50 feet of frontage on road.
